What do the latest numbers say about our San Diego market? Here are the year-over-year stats from this February:

  • New listings hitting the market have dropped 21% from 4,527 to 3,575
  • Pending sales have risen 15.2% from 2,289 to 2,637
  • Supply has dropped 38.4% from 6,600 to 4,064 homes
  • The average days on market has dropped 7.3% from 41 to 38 homes
  • The month’s supply of inventory has dropped 41.7% from 2.4 to 1.4 months—a healthy market in San Diego has between three and six months’ worth of inventory

These numbers mean buyers have more competition out there, but once you do buy a home, they also mean the home will likely increase in value as time goes on. Interest rates are also super low, which is also good news since they can either save or lose you thousands of dollars over time. 

Sellers, on the other hand, have less competition and more buyers to choose between. If you list your home now, you might be lucky enough to get multiple offers. Once interest rates rise, these numbers can fall off of a cliff, so take advantage of the next few months. Our inventory tends to peak around September.
